You know what caught me off guard about this place? The moment you walk into this penthouse, those floor-to-ceiling windows just frame the Englischer Garten like it’s some kind of living painting. I mean, I’ve stayed in plenty of Munich apartments, but waking up to that view of the park stretching out toward the Chinese Tower — honestly, it never gets old. The morning light filters through those old oak trees, and you can actually watch the locals doing their early jogs along the paths while you’re still in your pajamas with coffee in hand.

The space itself is definitely more authentic Munich than those sterile chain hotels near Marienplatz. It’s got this lived-in feel — hardwood floors that actually creak a little (in a charming way, not annoying), and the kitchen has everything you’d actually need if you want to grab some fresh bread from the bakery downstairs and make breakfast. Speaking of which, being right there means you’re basically a ten-minute walk from the Eisbach wave where all the surfers hang out, and maybe fifteen minutes to Schwabing’s café scene. The neighborhood’s got that perfect balance where it feels residential but you’re not stuck in the middle of nowhere. Parking can be a bit tricky — street parking mostly, and you know how Munich gets about that — but there’s usually something within a block or two if you’re patient.

What really sells it though is how quiet it gets at night, especially for being so close to everything. The park acts like this natural sound buffer, so you’re not dealing with late-night traffic or drunk tourists stumbling back from the beer halls. The owner clearly knows the building well — check-in was smooth, none of that awkward key-handoff-in-a-random-café situation you sometimes get with these private rentals. Sure, it’s a 3-star setup so don’t expect fancy toiletries or daily housekeeping, but the shower’s got good pressure and the bed’s comfortable enough that I actually slept past my alarm (which never happens when I travel). If you’re the type who’d rather spend your money on good beer and pretzels instead of marble bathroom counters, and you want to wake up looking out at one of Europe’s coolest urban parks, this place just makes sense.

  Perfect place to explore Munich, excellent quiet location directly opposite the English garden with a taxi stand and Ubahn/Bus nearby. Maximilianstr. also still in walking distance. Host is very easy to communicate with and was very flexible with regards to check-in time and check-out. Public parking around the house was no issue. We stayed with 3 adults and one small child which was easily possible thanks to a large sleeping sofa.
  
  What could be improved: Top floor so you should be fit to walk some stairs (which is common in this central area of town however).
