Overview
First Impressions
You know what caught me off guard about Hotel Villa Solln? It actually feels like staying in someone’s well-appointed home rather than a typical hotel. This three-star property sits quietly on Wilhelm-Leibl-Straße in the Solln district, and honestly, I almost walked past it — the building has this understated charm that doesn’t scream “hotel” from the street. The moment you step inside though, there’s this immediate sense of calm that’s hard to find in busier parts of Munich. The location truly sets the tone for your entire stay.
The Neighborhood Advantage
Solln is one of those Munich neighborhoods that locals love but tourists often overlook, which works completely in your favor here. You’re about 20 minutes from Marienplatz by S-Bahn, but the area feels worlds away from the tourist crowds. There’s a lovely walking path along the Isar River just minutes away — you can literally hear the water from some parts of the hotel grounds. The couples who stay here seem to get it because it’s romantic without being overly touristy, and the neighborhood offers an authentic Bavarian experience that many visitors seek.
Rooms and Comfort
My room was larger than I expected for a three-star place, with these big windows that let in tons of natural light. The decor leans traditional German — think warm woods and muted colors — but it’s been updated enough that everything feels fresh. What I really appreciated was the attention to small details: proper blackout curtains (essential for summer visits), a decent-sized desk if you need to work, and surprisingly good water pressure in the shower. These thoughtful touches make a real difference during your stay.
Breakfast and Practical Perks
The breakfast setup here is honestly better than some four-star places I’ve stayed. They do a proper continental spread with vegan options mixed right in — not segregated to some sad corner table like you often see. The buffet runs until 10 AM, which gives you time to actually sleep in if you want. And here’s something that’ll save you money and hassle: free private parking right at the hotel. In Munich, that’s basically gold, especially if you’re planning day trips to the Alps or other Bavarian towns.
Why Guests Love It
This place works because it strikes that perfect balance between being close enough to Munich’s center while giving you a genuine neighborhood experience. The recent guest rating of 8.9 for location makes total sense when you realize you can walk to local cafes and shops that aren’t tourist traps, then hop on the S-Bahn when you want the city buzz. It’s the kind of hotel where you’ll actually want to spend time in the common areas and relax, rather than just using it as a place to crash between sightseeing marathons. The overall atmosphere encourages guests to truly experience the destination.

Friendly staff
Nice room
Great value for money
All staff were so helpful
Perfect hotel and wonderful staff.
Alles super
Very quiet, beautiful place , garden for breakfast or just enjoy the weather....clean, a good breakfast, snacks in the lobby all day. Very nice staff
What could be improved: We really missed a coffee machine... there is only an Italian restaurant nearby and a coffee machine will make the stay more comfortable
The staff were very kind and helpful, and best of all, the hotel was super quiet! The bed was also extremely comfortable.
What could be improved: This location might be better for people with a car than people relying on public transportation (especially for carrying large luggage). The nearest metro station is about 20 min walk away, and there is also a bus that stops near the property.
My stay was very comfortable! This hotel is super clean and quiet, located in a nice residential neighborhood in Munich. I arrived during Oktoberfest so I booked a small single room, but the owner upgraded it to a very nice 2-bedroom suite for the first 2 nights of my 5-night stay. The breakfast was good. The only thing to observe is that there is a 30-40 minute drive to the city (which I don’t mind because I like to sleep in a peaceful/quiet place while I travel). There is a bus on the corner that will take you to the subway station. My Uber ride to Oktoberfest was 19 euro. The owner Mrs. Ursula was very helpful, and so were the girls Ana Lucia and Joana!
What could be improved: Nothing
This is a wonderful hotel. Lovely rooms, friendly staff and perfect breakfast. We will definitely stay here again.
What could be improved: parking. Often when we returned to the hotel late in the evening, there was no where to park in the lot.
Nice family run hotel. Nice comfy room Breakfast was good.
garage downstairs to store bikes
What could be improved: Nothing
The neighborhood was shady and had lots of walkable areas. The hotel had a nice small complimentary snack area. The area was peaceful with lots of song birds singing in the morning. The staff were friendly and the hotel was very clean.
What could be improved: It had an Italian restaurant two houses down but everything else was a little bit of a walk away. This didn't bother us because we had our car.
