You know what caught me off guard about Flatista Homes in Aubing? The fact that it’s actually in a proper residential neighborhood – I mean, you’re staying where real Munich locals live, not in some touristy bubble. When I first pulled up, I honestly wasn’t sure I was in the right place because it looks more like someone’s well-kept apartment building than a hotel, which is exactly the point.

The thing about Aubing is that most tourists have never heard of it, but it’s this quiet pocket on Munich’s west side that feels completely authentic. You’re about twenty minutes by S-Bahn from the city center (the S4 line is your friend here), but here’s what I love – you get to see how Munich actually works beyond the Marienplatz madness. There’s a proper bakery around the corner where the staff doesn’t automatically switch to English, and you’ll find yourself walking past kids’ playgrounds and corner shops instead of souvenir stands. The accommodations themselves feel more like borrowing a friend’s place than staying in a hotel. Everything’s clean and functional without trying too hard to impress – good wifi, decent shower pressure, and windows that actually open properly (which, honestly, half the hotels in Munich can’t manage). The 9.3 rating makes sense once you’re there because it’s the kind of place that just works without any drama.

What really sold me was the morning routine I fell into – grabbing coffee from this little spot nearby, then catching the S-Bahn into town feeling like I knew something other travelers didn’t. Sure, you’re not going to stumble out your front door onto a famous street, but that’s actually refreshing after a few days of crowds. Plus, and this is key if you’re driving, parking isn’t the nightmare it is closer to the center. The whole area has this residential calm that means you can actually get some sleep, but you’re not stuck in the middle of nowhere either. It’s that sweet spot between convenient and authentic that’s getting harder to find in Munich these days.

  It was clean and cozy. We liked the location because it was very quiet and calm place.
  
  What could be improved: Although I said that we liked the location, but at the same time it was pretty far from downtown, where we spent a lot of time. However, if you have a car, as we did, then I don't think that it will bother you much.

  This property is incredible. Great facilities. Lovely touches – like toilet roll, hand wash, dishwasher tablets included. Spotlessly clean. Couldn’t fault it. We were all very impressed. Yes it’s a bit out for the way but it worked for us as a group that wanted to do the city in the day but have a great social area to spend time together in.

  What could be improved: Qualche disguido nel recuperare le chiavi del garage. In più uno dei posti auto riservati aveva perso il cartello di Flatista ed era stato occupato da altra auto. La proprietà è, comunque, intervenuta per liberare il posto auto anche se per lungo tempo (dalla sera del primo giorno, quando di è verificato il problema, a metà mattina del secondo giorno) non è stato possibile avere un contatto telefonico
