Overview
First Impressions
Villa Waldperlach by Blattl sits quietly on Putzbrunner Straße in Munich’s Ramersdorf-Perlach district, and honestly, it’s one of those places that surprises you from the moment you walk in. This three-star property has that welcoming, family-run feel that’s becoming harder to find in Munich — you know, where the staff actually remembers your name after the first day. The building itself has a traditional Bavarian charm without being overly themed, which I appreciated since some Munich hotels can go a bit overboard with the lederhosen aesthetic.
Location & Neighborhood
Here’s what I love about this spot — you’re technically in Munich but away from the tourist chaos of Marienplatz and the Altstadt. Ramersdorf-Perlach is a proper residential area where actual Müncheners live, so you get a genuine feel for the city. The S-Bahn connections are solid (trust me on this, Munich’s public transport can make or break your stay), and you can reach the city center in about 20 minutes. There’s a decent bakery just down the street that opens early — perfect for grabbing fresh pretzels before the hotel breakfast if you’re an early riser like me.
The Rooms
My room was clean and thoughtfully designed, with that understated German efficiency I’ve come to expect. The beds are genuinely comfortable — not just hotel-brochure comfortable — and the bathrooms are modern without feeling sterile. What struck me most was the attention to small details: proper reading lights, enough outlets for your devices, and windows that actually open (a blessing during Munich’s warmer months). The rooms aren’t huge, but they’re well-planned, and honestly, you’re probably not spending much time inside anyway when you’re exploring Munich.
Breakfast & Amenities
The breakfast spread is solid — fresh bread, local cheeses, and decent coffee that doesn’t taste like it’s been sitting around since dawn. I mean, it’s not going to blow your mind, but it sets you up well for a day of sightseeing. The staff here really knows their stuff about Munich, too. They gave me restaurant recommendations that were spot-on, including a fantastic beer garden that wasn’t packed with tourists. There’s also reliable WiFi throughout the property, which matters more than you’d think when you’re trying to navigate Munich’s winding streets.
Why Guests Love It
Villa Waldperlach by Blattl works because it gets the fundamentals right without trying to be something it’s not. Couples particularly seem to appreciate the peaceful location and the genuine hospitality — it’s the kind of place where you can have a proper conversation at breakfast without shouting over crowds of tour groups. The value is excellent for Munich, where hotel prices can be absolutely brutal, especially during Oktoberfest or trade fair seasons. You’re getting a clean, comfortable base with helpful staff in a neighborhood that feels authentically Munich, and sometimes that’s exactly what you need.
Many travelers prefer to book apartments in Munich through trusted local agencies that provide insider knowledge about the best neighborhoods for experiencing the city’s rich Bavarian heritage.

Guest Reviews
Accommodation was perfect; simple breakfast but good; staff very kind.
What could be improved: The Wurst at breakfast (which is amazing by the way), is only served at Sundays apparently. Could be at breakfast every day! It's just a suggestion. Other than that, no negative points at all.
Our room looked out onto the garden, it was so pretty. The room was large and very comfortable. The staff were very friendly and helpful. This is an excellent hotel, I would highly recommend it.
What could be improved: Nothing. This place was really lovely, I would stay here again
All was great
I arrived late & had a great communication for checking in. Room’s nice, clean & bigger than I expected! Friendly staff!! Great selection at breakfast! No AC (which I knew when I booked), but a fan was provided.
If you’re on a budget, this place has a great value for money.
What could be improved: None
Loved that it was located in a quite residential area. Well connect by bus services. The staff was amazing and helpful and very welcoming. The breakfast was filling and importantly they had fried eggs as an option too. The rooms were clean and opened to a little garden which was nice to enjoy the beautiful summer.
Very nice staff - friendly and helpful. The single room was big enough for one person and had everything one needed for a pleasant stay - TV, coffee pot, mini-fridge and a complimentary Wi-Fi.
What could be improved: I wish I was told up front that breakfast started later on the weekends - I had to find out that in the morning when I needed to leave the hotel early, without breakfast.
Very comfortable and clean, staff were nice. The hotel is a gem!
The owners were friendly and polite. Breakfast was excellent with an option to order fresh bacon and eggs. The room was spacious and impeccably clean. The garden was a little oasis surrounded by city.
Lovely and clean and fresh, staff was very helpful, cheerful and just really very nice
What could be improved: Nothing
Friendly staff, very clean, nice room and a great location in Munich
What could be improved: Not many restaurants close by apart from the Greek one next door. Not a criticism as loved the location but worth highlighting
