Look, I’ll be honest – when I first heard “SMARTments business,” I thought it was going to be one of those soulless corporate boxes. But this place in Parkstadt Schwabing actually surprised me. It’s not trying to be fancy (we’re talking 3 stars here), but there’s something refreshingly straightforward about it that really works, especially if you’re in Munich for business or just want a proper apartment-style setup without the hassle.

The whole Parkstadt Schwabing area is still pretty new – I mean, this used to be industrial wasteland just a decade ago, and now it’s this planned neighborhood that somehow doesn’t feel completely sterile. You’ve got the Olympic Park literally next door, which is brilliant for morning runs, and honestly, being slightly removed from the tourist chaos in Altstadt is kind of a blessing. The U3 gets you into the city center in about 15 minutes, but you know what I really love? You can actually find parking around here, and the trams run regularly even late at night. The building itself has that modern German efficiency thing down – everything works exactly as it should, the Wi-Fi is solid (crucial for business travelers), and the apartments have proper kitchens with full-sized fridges. Not those tiny hotel bar fridges that can barely fit a bottle of wine.

What really sets this place apart is that it feels like living somewhere rather than just staying somewhere. The units are spacious enough that you’re not tripping over your suitcase every five minutes, and there’s actual closet space – revolutionary concept, I know. The 7.5 rating makes sense because while everything functions well and the staff knows what they’re doing, it’s not going to blow you away with luxury touches. The lobby’s pretty minimal, breakfast is decent but nothing Instagram-worthy, and some of the furniture has that IKEA-adjacent vibe. But here’s the thing – none of that really matters when you’re getting good value and a genuinely comfortable stay. I’ve stayed here during Oktoberfest season (bold move, I know), and while the area gets busier, it never felt overwhelming like the hotels closer to Marienplatz. Plus, there’s something satisfying about having your own little temporary Munich life – hitting the nearby Edeka for groceries, grabbing coffee at the local spots that haven’t made it into guidebooks yet. If you’re the type who appreciates functional comfort over Instagram moments, and especially if you’re staying for more than just a quick weekend, this place delivers exactly what it promises.

  Nicely decorated and equipped studio, great for short stays. Around 5min walk to the nearest underground, and the nearest 24/7 petrol station. We couldn't find any nice places to eat in around but there are plenty of options towards the centre. Quiet area and we couldn't hear other guests at all. Coffee in the lobby available for 50c. I forgot to take the charger for this trip and a lovely lady from the cleaning team lend me hers before I could buy my own.
  
  What could be improved: It's not great not to have any staff at the reception (at least there weren't anyone on the weekend). We had troubles locating the iron & ironing board, and called the number that was left at the reception; after 3 calls or so managed to find it however this caused some delays in our plans. Would have been much quicker should the staff be available on site. By the way, the iron & ironing board are located in a separate room on each floor if anyone needs it.

  What could be improved: From the description of the rooms, we can see that there is a laundry machine but actually there is a laundry machine room with 3 washing, 3 drying machines that you can use with coin or credit card. We waited a lot for a single machine to become available. Even the washing time of the machine is over, people don’t come to pick up their washed clothes so we had to wait a lot. We even woke up at 6am to be able to use the machines. It would be really nice to have some kind of reservation system. Also it would be nice to be able to empty those washed clothes that people don’t pick up for hours.
