Look, I’ll be straight with you about the Royal Boardinghouse – it’s one of those places that surprises you in the best way possible. When I first walked up to it, I honestly wasn’t expecting much from the exterior (Munich has plenty of bland business hotels that look impressive but feel soulless), but there’s something genuinely welcoming about this place that hits you right when you step inside.

The thing about staying here is that you actually feel like you’re in Munich, not just some generic hotel that could be anywhere in Germany. The staff – and I mean this – seem to genuinely care about whether you have a good time in their city. During my stay, the front desk guy spent like ten minutes drawing little notes on my map about which U-Bahn stops to avoid during rush hour and where to find the best leberkäse that isn’t touristy garbage. You know what I mean? It’s those small touches that make you realize you’ve stumbled onto something good. The rooms are clean and comfortable without being fancy – honestly, after walking around Munich all day, you just want a proper bed and a shower that has decent water pressure, which they definitely deliver on. I stayed there during Oktoberfest season (yeah, I know, rookie mistake with the crowds), and even though the city was absolutely insane, coming back to the Royal Boardinghouse felt like retreating to this calm little bubble.

What really sold me on the place was how well-connected it is to everything you actually want to see, but without the chaos that comes with being right in the tourist thick of things. You can get to Marienplatz easily enough, but you’re not dealing with drunk tourists stumbling past your window at 2 AM. The neighborhood has that lived-in feel – there’s a bakery nearby where locals actually go for their morning coffee, not just visitors taking Instagram photos. Parking can be a bit tricky (welcome to Munich, honestly), but they’ll point you toward spots that won’t cost you a fortune. The 8.0 rating makes total sense to me – it’s not trying to be some luxury experience, but it nails everything that actually matters when you’re exploring a city. I mean, you’re not spending your day in the hotel anyway, right? But when you do come back, you want to feel comfortable and welcome, and that’s exactly what the Royal Boardinghouse delivers. It’s the kind of place I’d book again without hesitation, especially if I wanted to feel more like a temporary local than a tourist just passing through.

  The property is conveniently located near the main train station and within easy walking distance of the city centre. There’s a supermarket nearby, as well as a variety of restaurants serving delicious food.

  Clean and whilst a couple of stops from Marienplatz it’s a not too long walk in or the main station is not far. Lots of supermarkets nearby for fresh produce and staples.

  Host kindly allowed us to enter the apartment already at 13:00, earlier than usual check-in time. We received keys at reception desk. Location is good. We booked a 2-bedroom apartment. Very spacious. Great that it had 2 full bathrooms. Beds were very comfortable. We travelled by car. There is a garage on the same street.
  
  What could be improved: Cleanliness was not up to the highest standards. Sofa was very dirty and it was just covered with two sheets to hide all the dirty marks. You can see that furniture is not new anymore and is very used. Only 1 big towel was provided per person, even though host confirmed in writing to us before our arrival that there will be 1x large shower towel and 1x hand towel provided. On request we were then provided additional large towel, because they said they do not have any hand towels.

  The staff Guy was the best, great position, the Hood around can seems to be Sketchy ,but It s not becuase you are in Munich and not France England or Italy.
