This place actually delivers on the whole Bavarian vibe without feeling like a theme park. I mean, you walk in and there’s genuine German beer steins displayed everywhere – not the cheap souvenir shop kind, but actual heavy ceramic ones that look like they’ve seen some real celebrations. The whole space has this warm, wood-heavy feel that reminds me of those traditional beer halls, except you’re not dealing with crowds of tourists trying to take selfies with their pretzels.

What really surprised me was how well they’ve thought out the logistics for a bigger group. You know how most vacation rentals feel cramped the moment you have more than six people? Not here. The main living area actually opens up enough that you can have half your group playing cards at the big wooden table while others are lounging on the couch without everyone stepping on each other. The kitchen – and this is important if you’re planning to do any real cooking – has enough counter space and a proper-sized refrigerator. I’ve stayed in places that claim they sleep twelve but have a mini-fridge that barely holds leftovers for four people. The bedrooms are spread out nicely too, so if someone wants to crash early while others are still celebrating, it’s totally doable.

Now look, it’s a 3-star place with an 8 rating, which in my experience means it’s punching above its weight class but isn’t trying to be something it’s not. The décor is a bit dated – think early 2000s meets traditional German – but it’s clean and everything works. The shower pressure is solid (always my first test), and there’s actually decent natural light throughout the day. Parking was straightforward, which honestly is half the battle when you’re traveling with a larger group and multiple cars. One small thing – the walls aren’t super thick, so if you’re planning a proper Oktoberfest celebration, just keep in mind your neighbors. But during reasonable hours, you’ll be fine. The whole setup really does work best for groups who want that authentic German hospitality experience without the hassle of coordinating hotel rooms or dealing with restaurant reservations for twelve people every night.

  The location is great! The subway is at the end of the block and then two stops until Marienplatz.
  Great restaurants and cafes in the area and across the street from a grocery store.

  Lage top und sehr zentral. Ausreichend Platz zum schlafen, allerdings rein zum übernachten gedacht.

  Schlüsselübergabe erfolgt kontaktlos und ging sehr einfach und problemlos.
  
  What could be improved: Ausstattung sehr einfach gehalten, Betten sehr hart.
  An manchen Ecken leichte Schimmelbildung, die durch Kunstblumen verdeckt wird. Wände und Türen abgenutzt, Reinigungszustand nach persönlichem Empfinden nicht ausreichend. Bettwäsche und Handtücher haben modrig gerochen.

  Ottima posizione, vicina alla metro anche se già nella ZTL, quindi, per chi viene in macchina, deve sapere che non potrà arrivare a casa in macchina se non pagando in anticipo il bollino verde, ma niente di tutto questo è specificato sulle informazioni della casa.
  
  What could be improved: Molte poche informazioni sulla casa direttamente su booking, come ad esempio sulla ZTL o sulla presenza o meno di determinate cose in casa.
  
  Uno dei divani letto era rotto perciò abbiamo dovuto spostare tutti i letti per poter dormire comodamente tutti quanti.
  Una chiave della casa per 12 persone è forse un po' poco considerando che non sempre ci si muove tutti insieme, come anche un solo bagno per 12 persone risulta essere un po' poco.
  
  Pentole e padelle non sono proprio dimensionate per poter cucinare per 12 persone, ma dato che la casa viene venduta come adatta a 12 persone ci si aspetta delle pentole dimensionate.
  
  Viene ricordato ogni molto poco di fare meno rumore altrimenti si rincorerrà in sanzioni e multe, ma forse non è chiaro che anche solo parlando tra 12 persone in un salotto di quelle dimensioni è abbastanza inevitabile che si senta del casino

  Dobra lokalizacja, blisko stacji metra i przystanku. To by było na tyle. Mieszkanie brudne. Spaliśmy w nim w 6 osób. Nie mam pojęcia jak może się pomieścić się tam 12 osób. Poduszki stare i mega niewygodne. Brak drzwi do toalety. Bardzo głośno. Zapłaciłam za tydzień w tym miejscu kilka tysięcy euro. Uważam że jest to miejsce nie warte takich pieniędzy.
