You know what really surprised me about Numa Munich Obersendling? It’s one of those places that gets the modern hotel thing right without feeling cold or sterile. I’ll be honest – Obersendling isn’t exactly the neighborhood tourists usually end up in, but that’s actually what made my stay pretty great. You’re in a proper Munich residential area where people actually live and work, not just some tourist bubble.

The hotel itself has this sleek, minimalist vibe that somehow feels warm rather than austere. I mean, it’s clearly designed for people who appreciate clean lines and uncluttered spaces, but they’ve managed to avoid that “am I sleeping in an Apple Store?” feeling you get at some modern places. The rooms are smart-tech heavy – and I actually mean smart, not just gimmicky. Everything worked the way it was supposed to, which honestly can’t be said for every tech-forward hotel I’ve stayed at. The beds are seriously comfortable too, and the blackout curtains actually black out (small detail, but you’d be amazed how many places get this wrong).

What I really appreciated was how quiet it stays at night. Being in Obersendling means you’re not dealing with the late-night party crowds from Marienplatz or Schwabing, but you’re still well-connected to everything via the S-Bahn. The Obersendling station is close enough that getting into the city center is totally doable – maybe 15 minutes to Marienplatz. Plus, there’s something to be said for staying where you can pop into actual neighborhood bakeries and local spots rather than just tourist traps. I grabbed coffee a few mornings from this little place around the corner that clearly serves the same locals every day, and it felt more… real, I guess?

The staff runs pretty lean, but they know their stuff and the whole check-in process is streamlined without feeling impersonal. Parking was straightforward too, which – if you’ve ever tried to park in central Munich – you’ll understand why that matters. The common areas are designed for people who might want to work or just hang out without it feeling like a corporate lobby. Actually, I ended up spending a good chunk of one rainy afternoon just reading in their lounge area because it struck that perfect balance between buzzy and calm.

Look, this isn’t the kind of place where you’re paying for marble bathrooms or a spa or whatever – it’s more about getting the fundamentals really right and adding thoughtful touches that make travel easier. If you’re someone who values good design, reliable tech, and being positioned in an authentic part of the city rather than right in the tourist thick of things, it’s definitely worth considering. The 8.5 rating makes sense to me – it’s not trying to be everything to everyone, but what it does do, it does well.

Travelers should reserve a hotel in Munich at least two months ahead for major events like Oktoberfest, ensuring the best rates and prime locations near festival grounds.

    A wonderful place in a peaceful district of Munich, very close to getting to the Bus station (Hackerbrucke), Central train station(München Hauptbahnhof) and Marienplatz.
    For transportation, mainly use S7 and, also U3.

    The check-in was very smooth and so was the entire communication during my stay. The room had everything we needed for our stay with a small kitchen and spacious bedroom. The laundry facility was also a plus. If you're traveling by car there is also free street parking nearby.

    This apartment was a great value and in a good location. One does not need a key which is nice. It is a bit away from the tourist center but it is easy to get to Marienplatz from here. It is also close to the Isar River (just cross Wolfrathauser Str and walk along the street and you will come to a street leading into the park with numerous paths that bring you to lovely areas). We use the apartment kitchenette mainly to have breakfast and to be able to pack a lunch for the day. The kitchenette has only two "burners" on the electric stove and a microwave so simple meals are possible. The refrigerator is quite roomy. It can be noted here that the building also houses a grocery story in the bottom floor (the name of the store is "tegut…") which was really convenient. The bed was comfortable and the bed linen was comfortable (cotton?) which we appreciated. The bathroom was modern (good water pressure and readily available hot water) and with a place to stow one's toilet bag under the basin. The towel warming rack ensures your towels dry readily. There was room to stow one's luggage and hang up clothes also. There was a TV where one could access national German national (ard and zdf) and regional channels as well as International CNN (English) and other channels (arte). We could easily get to Marienplatz on the U3 which one could catch at the Obersendling UBahn stop (which was a 10 minute walk away). One could get to the Hauptbahnhof on the S7 at the Siemenswerke stop (again about a 10 minute walk away). We were there for 5 days (Monday to Friday) and we got the weekly Isar ticket (around 21 Euro) to get around. It paid for itself easily in the days we were there for the travel back and forth to the apartment and, of course, we could use it for other travel (to Olympic park, English Garten, Museum area, etc).

    What could be improved: We had a problem finding the hotel. We took the train to Munich and then used our map app to find the apartment. By using the Neunkircher Str 1 address, our app did not bring us to the apartment entrance. At least it was not clear to us from the app. However, it led us by the "tegut…." store but we did not realize it was where the apartment was because we could not see the address (and our app led us away from it). So, if walking, be on the lookout for the store. The apartment entrance is closer to Wolfrathauser Str (the back of the "tegut…" store entrance).
    If you are driving and put in "tegut… on Wolfrathauser" in your navi, then you will get to the right building (and the entrance to the apartment is at the intersection of Neunkircher Str and Wolfrathauser Str).
    Also…one tiny detail…since there is not much space to wash dishes (and no drying rack), it would have been helpful to have had a cloth kitchen towel to dry the dishes after they were washed. There were paper towels but that is not very practical (not to mention not sustainable). We could have used one of the bathroom towels but we needed all of them for our daily hygiene needs.
