Overview
First Impressions
Walking into Motel One München-Campus, you immediately get that this isn’t your typical budget chain hotel. The design is sleek and modern — honestly, it feels more like a boutique hotel than what you’d expect from a three-star property. The lobby has this cool, minimalist vibe with pops of color that somehow make the whole place feel both sophisticated and approachable. I mean, you know you’re getting good value when the design alone makes you want to snap a few photos. The attention to detail throughout the property sets it apart from standard budget accommodations.
Location & Getting Around
The hotel sits on Tegernseer Landstraße in the Obergiesing-Fasangarten district, and while that might sound far from the action, it’s actually pretty smart positioning. You’re close enough to Munich city center but away from the tourist chaos — which couples seem to really appreciate, judging by those 8.5 location ratings. There’s parking right at the hotel, which is honestly a godsend if you’re driving in Munich. The area has that authentic neighborhood feel where you’ll see locals going about their daily business rather than just tourists with cameras. Public transportation connections are excellent, making it easy to reach major attractions throughout the city.
The Room Experience
Here’s where this place really shines — the beds are genuinely comfortable, and I’m not just saying that because it’s in their marketing materials. You know how hotel beds can be hit or miss? Well, these are definitely a hit. The room design follows that same clean, modern aesthetic from the lobby, with everything you need but nothing unnecessary cluttering up the space. The bathrooms are compact but well-designed, and honestly, after a long day exploring Munich, you’ll appreciate the thoughtful touches. Each room includes modern amenities and smart storage solutions.
Breakfast & Dining
The breakfast setup here is actually impressive for a three-star property. They’ve got vegetarian, vegan, and gluten-free options all laid out in a proper buffet — not just an afterthought like at some places. You can tell they’ve put real thought into accommodating different dietary needs, which is refreshing. While there isn’t a full restaurant on-site, the breakfast quality more than makes up for it, and you’re in Munich anyway, so you’ll want to explore the local dining scene. The morning spread includes fresh pastries, cold cuts, cheeses, and beverages to start your day right.
Why Guests Love It
What really struck me is how many repeat guests this place gets — apparently more than most other properties in the area. That tells you something right there. It’s the kind of place where everything just works without any fuss. The staff knows what they’re doing, the rooms deliver on comfort, and you’re not paying through the nose for the privilege. Plus, couples consistently rate the location highly, which makes sense when you consider you get that authentic Munich neighborhood experience without sacrificing accessibility to the main attractions. The combination of value, comfort, and genuine hospitality keeps guests coming back.
Hotel in Munich booking should be done early, especially during Oktoberfest when the city hosts the world’s largest beer festival and cultural celebration.

Guest Reviews
Clean hotel, close to the metro line, nice breakfast
What could be improved: I wanted to pay cash with a €500 bank note, but the person at the front desk refused it, saying they don’t accept this type of bank notes. Given the fact that hotels have higher price points in comparison to a corner little shop, I found his attitude unprofessional
Modern & basic & clean
What could be improved: Nothing
Very nice to discover this jewel of hotel, I really don't unnderstand why it's called motel, because it has all facilities and even more than a regular hotel. Thank you for a wonderful, seamless stay!
What could be improved: Everything was impeccable; cannot really think of any downside.
Room was very comfortable. breakfast had a good selection. Location suited our means
They let us early checkin, very helpful staff
I like the location, The cleanness, Stathe, Facilities and especially the beautiful view, I will come again alone and with my family, Concerning the cost, it will be a good offer relating what the hotel is offering, But the breakfast must be more varieties . Thank you .
What could be improved: Normally , iTS OK
Good location. Clean rooms. Staff at the reception were warm, friendly and really helpful.
What could be improved: Room was very small. Only suitable for people with minimal luggage and short stay.
Superb facility . Nice quiet rooms . Great breakfast area !
What could be improved: Everything was nice
Very nice staff at front desk and in the restaurant (breakfast ~20€). Facility is clean and nice in appearance. Beds were comfortable. Good water pressure with hot water for shower. Hotel has a parking garage 15€/night. Location is close to REWE and has some restaurants in the area (Indian, Italian, the ubiquitous Donor place and a burger shop - Unique Burger is very good). Close walking distance to U-bahn (U1 Wettersteinplatz) and the tram S-25 (Tegernseer Landstrasse). For soccer fans, it is very close to the arena for the 1860 Munchen.
What could be improved: The lights would not turn on in the bathroom the last day there. Not a light bulb problem but a switch problem. The front desk personnel gave us access to an unused room across the hall so my wife could put on her make-up. We appreciated the quick response to the problem.
Calm area, clean room, easy accessable location.
What could be improved: Breakfast menu was incredibly poor.
