You know what caught me off guard about this place? I was expecting just another generic apartment rental, but honestly, this spot has some serious character. The name’s a mouthful – Moderne CityWohnung nahe Theresienwiese & Westpark – but it basically tells you everything you need to know. You’re right in the sweet spot between two of Munich’s best outdoor spaces, and I mean properly close, not that “walking distance” nonsense that usually means a 45-minute hike.
The apartment itself feels like someone actually lives there and just happens to rent it out when they’re away. The modern touches work well without being sterile – think clean lines but with enough personality that you don’t feel like you’re sleeping in a showroom. What really sold me was the morning routine: grab coffee from the little kitchen (which, by the way, has everything you’d actually want to use), and you can literally see people setting up for whatever’s happening at Theresienwiese from some of the windows. During Oktoberfest season, well, you’ll know about it – but that’s half the fun if you’re into that scene. If you’re not, maybe book somewhere else in late September.
The location thing is real, though. Westpark is where locals actually go to chill – it’s got that laid-back vibe without the tourist crowds you get at the Englischer Garten. I found myself walking through there most evenings just to decompress. The neighborhood has this lived-in feel where you’ll see the same people at the bakery each morning and actually feel like you’re staying somewhere people call home. Parking was easier than I expected for Munich (there’s usually something within a block or two), and the S-Bahn connections are solid if you need to get to the center quickly. The 9.8 rating makes sense once you’ve been there a few days – it’s one of those places that just works without any drama. Check-in was straightforward, the space stayed quiet even with Theresienwiese right there, and honestly, I kept finding little touches that showed someone put thought into what travelers actually need rather than just throwing together a rental.

The location of this apartment is ideal – very close to the train station, grocery store, and restaurants. We were able to get around very easily. The apartment is filled with natural light and very cozy, has a big comfy couch/pull out sofa to relax on at the end of the day, and a well-stocked kitchen. We were really pleased that the apartment complex itself and surrounding neighborhood were very quiet at night so we rested well. Thanks to our host, Chris, who was super responsive, kind, helpful and flexible. This apartment worked out perfectly for us – we couldn't have asked for a better more comfortable place to stay.

Super nah an der Wiesn (Laufreichweite 30min), mit Rewe direkt gegenüber und Parkplatz. Sehr freundlicher und entgegenkommender Gastgeber. Selbst die Couch war sehr bequem. Kaffee und Föhn vor Ort. Wir kommen gerne wieder!

Es war alles zu unserer vollsten Zufriedenheit! Die Wohnung ist sehr schön, sauber, ruhig gelegen und gut angebunden. Der Kontakt zum Gastgeber war sehr nett und unkompliziert. Wir hatten bei der Abreise etwas vergessen, was uns freundlicherweise sehr schnell hinterhergeschickt wurde. Vielen Dank nochmal!
