Modern apartment near downtown

Location is great - 5 mins to U3, and about 13 mins to the S-bahn station (to/ from HBF). Lidl and DM about 5 mins away, and Aldi Sud and Edeka near S-bahn station.
Yes, it is a ground floor apartment with people walking by right outside your window, but shutters at night and the curtains in daytime were perfectly fine for privacy.
Shower is great - always hot, good pressure.
Both beds comfortable.
We were here for Oktoberfest, so it was pricey, but.... to be expected.
The host, Michael, responded pretty quickly to email, and probably even quicker to phone/ WhatsApp.

What could be improved: This apartment could use a bath mat, a kitchen towel and/or dish drying towel, and pillow covers that zip up or completely cover the pillow (the skinny pillow). The kettle is not working, so we didn't try the drip coffee maker since it was also in a drawer or cupboard. Maybe add a working kettle. There is a Nespresso (or similar) machine, and pods, but we are drip coffee people. Loads of wine glasses, but no beer steins or glasses (in Munich!) and a real mish-mash of drinking glasses.
These few small investments would make the place perfect. We really did enjoy our stay, and we hope these suggestions are helpful to our host, Michael.

Everything you need for a stay in Munich. Apartment is in a great location for travel into town, Olympic park and Allianz Arena. The place is clean, modern and well equipped. ed was comfortable.

The apartment is well located in a quiet neighborhood. It's easy to commute by public transportation. It's very clean. I'd stay there again.

What could be improved: Personally, the street floor is not my favorite, but it meant just a little during our stay.

The kitchen was very well supplied with all kind of equipment and spices for cooking etc.
High quality of everything e.g. the bed. There were a lot of things that could help a traveller (soaps, shampoo, tooth paste, etc. etc..)

What could be improved: No micro wave in the kitchen.

What could be improved: The washing did not work new booked with this in mind so we were very disappointed that we could not wash.

Hassle free digital check-in. Very good communication by Michael - prompt and helpful replies. He was kind enough to allow luggage drop off 2 hours before check-in. Kitchen stocked with crockery, cutlery, nespresso machine, pods, water kettle. Sofa bed in living room can fit 2 comfortably. 6-8 mins walk to U Bahn station - good connectivity. Good food options close by - Sendling Kebab, Hans I’m Gluck and La Donuteria.

What could be improved: Since there is no air-conditioning, it got hot (in September). Apartment is on ground floor right on the pavement - so windows and curtains need to be kept shut at all times to maintain privacy. Full length mirror would have been nice. Cleanliness can be improved.
