Honestly, when I first pulled up to this place, I wasn’t sure what to expect – the name “Modern apartment near downtown” is pretty basic, right? But you know what, sometimes the straightforward spots surprise you the most. This little gem sits in one of those neighborhoods where you’re close enough to walk downtown when you feel like exploring, but far enough out that you’re not dealing with sirens and street noise at 2 AM.

The apartment itself has that clean, minimalist vibe that actually works – I mean, it’s not trying to be fancy, but everything feels fresh and well-maintained. The kitchen’s compact but functional (I made coffee every morning without feeling cramped), and the living area has decent natural light, which honestly makes a huge difference when you’re spending a few days somewhere. The Wi-Fi was solid, which saved me since I had some work to catch up on. One thing I really appreciated – and this might sound small – was that the shower had good water pressure. You’d be amazed how many places mess that up.

Location-wise, you’re looking at maybe a 12-15 minute walk to the main downtown strip, depending on how fast you move. There’s a decent coffee shop about three blocks over that locals seem to know about, and I stumbled across a little market nearby that had surprisingly good sandwiches. Parking was easier than I expected – there’s street parking that doesn’t require you to move your car every two hours, which is honestly a relief if you’ve dealt with downtown parking headaches before. The neighborhood feels safe to walk around, even in the evenings, though it’s not exactly bustling with nightlife if that’s what you’re after. During the day it’s pretty quiet, mostly residential with a few small businesses mixed in. I stayed during what seemed like a busy weekend (lots of people downtown for some festival), but the area itself stayed peaceful. The check-in was smooth – got clear instructions beforehand and didn’t have to wait around for anyone. Look, it’s a solid 3-star spot that knows what it is and does it well. You’re not getting room service or a concierge, but you’re getting a clean, comfortable base that won’t eat your budget and actually puts you in a real neighborhood instead of some sterile hotel district. If you want to experience the city like someone who lives there, rather than just passing through, this kind of place hits the sweet spot.

  Location is great – 5 mins to U3, and about 13 mins to the S-bahn station (to/ from HBF). Lidl and DM about 5 mins away, and Aldi Sud and Edeka near S-bahn station.
  Yes, it is a ground floor apartment with people walking by right outside your window, but shutters at night and the curtains in daytime were perfectly fine for privacy.
  Shower is great – always hot, good pressure.
  Both beds comfortable.
  We were here for Oktoberfest, so it was pricey, but…. to be expected.
  The host, Michael, responded pretty quickly to email, and probably even quicker to phone/ WhatsApp.
  
  What could be improved: This apartment could use a bath mat, a kitchen towel and/or dish drying towel, and pillow covers that zip up or completely cover the pillow (the skinny pillow). The kettle is not working, so we didn't try the drip coffee maker since it was also in a drawer or cupboard. Maybe add a working kettle. There is a Nespresso (or similar) machine, and pods, but we are drip coffee people. Loads of wine glasses, but no beer steins or glasses (in Munich!) and a real mish-mash of drinking glasses.
  These few small investments would make the place perfect. We really did enjoy our stay, and we hope these suggestions are helpful to our host, Michael.

  The apartment is well located in a quiet neighborhood. It's easy to commute by public transportation. It's very clean. I'd stay there again.
  
  What could be improved: Personally, the street floor is not my favorite, but it meant just a little during our stay.

  The kitchen was very well supplied with all kind of equipment and spices for cooking etc.
  High quality of everything e.g. the bed. There were a lot of things that could help a traveller (soaps, shampoo, tooth paste, etc. etc..)

  very nice apartment, there were three of us and there was a comfortable bed for everyone, all the amenities were there, there was even a dishwasher and a coffee maker, for its price the apartment is very good, it is also located in a fairly quiet area.
  
  What could be improved: the only thing is that the location is far from the center, but with the help of the metro you can quickly and easily get to any point in Munich, my friends and I really liked everything and we had a good time.

  Location was good with easy access to public transport. Well equipped kitchen.
  
  What could be improved: Main bed was too soft and we ended up sleeping on the sofa bed. Coffee machine doesn’t work and the lighting in the lounge room was so poor that you needed to use head torches to read a book if you wanted to sit on the couch. There were no instructions about use of appliances at all.

  Hassle free digital check-in. Very good communication by Michael – prompt and helpful replies. He was kind enough to allow luggage drop off 2 hours before check-in. Kitchen stocked with crockery, cutlery, nespresso machine, pods, water kettle. Sofa bed in living room can fit 2 comfortably. 6-8 mins walk to U Bahn station – good connectivity. Good food options close by – Sendling Kebab, Hans I’m Gluck and La Donuteria.
  
  What could be improved: Since there is no air-conditioning, it got hot (in September). Apartment is on ground floor right on the pavement – so windows and curtains need to be kept shut at all times to maintain privacy. Full length mirror would have been nice. Cleanliness can be improved.

  Everything you need for a stay in Munich. Apartment is in a great location for travel into town, Olympic park and Allianz Arena. The place is clean, modern and well equipped. ed was comfortable.
