Overview

You know what struck me first about Living in Munich City Center? It’s actually right where you want to be – I mean, you can walk to pretty much everything that matters without dealing with the U-Bahn every five minutes. The building itself has this sort of understated charm that feels very Munich, honestly. Not flashy, but solid in that German way where you know things just work.

The rooms are what I’d call thoughtfully simple. Three stars means three stars here – they’re not trying to oversell you on luxury you won’t get, but everything you need is there and done well. The beds are surprisingly comfortable (I’m picky about this), and the windows actually open properly, which sounds basic but you’d be amazed how many places get that wrong. I stayed during Oktoberfest season – yeah, I know, tourist move – but even with all the craziness outside, the rooms stayed pretty quiet. The walls are thick enough that you’re not hearing every conversation in the hallway.

What I really appreciated was how the staff seemed to actually know the neighborhood. When I asked about finding decent breakfast that wasn’t tourist-trap expensive, the guy at the front desk didn’t just hand me a generic map. He told me about this little bakery two blocks over where locals grab their morning pretzel and coffee – the kind of place you’d walk past without noticing unless someone tips you off. And honestly, that’s the thing about staying here: you’re close enough to Marienplatz and all that (maybe a ten-minute walk?), but you’re not staying right in the thick of the tourist swarm. You can duck back to your room when the crowds get overwhelming, then head out again when you’re ready.

The 7.1 rating makes sense to me – it’s not going to blow your mind, but it won’t disappoint either. Check-in was smooth, the elevator worked every time I used it (again, sounds basic, but…), and the WiFi was actually fast enough to video call home without that awkward lag. I did notice the bathroom could use a small refresh – nothing broken, just showing its age a bit – but the water pressure was excellent and it stayed hot. Sometimes these older Munich buildings can be hit or miss with the plumbing.

If you’re the type who needs a pool and room service and all that, this probably isn’t your spot. But if you want a clean, comfortable base for actually exploring Munich – where you can walk to the Viktualienmarkt for lunch, then wander over to the English Garden, maybe grab dinner in Schwabing without it being a whole production – then yeah, this works really well. The price point feels fair for what you get and where you are, which in Munich city center is saying something.

It was very clean and suitable for two families.
It is in the Turkish quarter and the smell of the food was wonderful and the food delicious.

What could be improved: It appears to be a bit of a red light area. There was a ‘massage’ place in the building and a lap dance place right out front. There were some intimidating people ogling my daughter which unsettled her and us when they came very very close.
The hot water system struggled to cope with 6 adults - needed big breaks between showers for the water to heat up.

Nicely appointed, very big flat just a short walk from the main station and about 20 minute walk to the centre.
And it is very big! With a pretty nice shower and a separate toilet. You could say it's a place with too many beds, though...
Also, the nicest coffee machine I've ever encountered in a rental apartment!
The apartment does the job fairly well, just don't expect luxury!!

What could be improved: As some others have mentioned, there are no cleaning utensils available, a broom and a mop would be very welcome!
There are beds for over 10 people, but would not be comfortable for more than 6 as there's only one toilet and showerroom.
It's a lively street, so expect some degree of noise, although we didn't suffer much from it.
Be mindful that the first impression won't be the best.

If one day you wake up and decide you would like to recreate a scene from Willy Wonka and the Chocolate Factory, this is the stay for you! Grab your parents and your children, a few mattresses and blankets from the bedroom and go sleep in the kitchen with the oven door open for heat. There is even a Candy Store across the street, althought not the one made for children. This is how we had to spend our first night here.

Other reviews mention the bugs, but we found our stay to be clean and bug free, probably because they were smarter than us and went somewhere else to find warmth. The location was convenient to walking to many places and was fine during the day, as long as you overlooked the naked women in the windows across the street at night.

What could be improved: Day before arrival, we received an unsolicitated text message from a company, not Booking, asking for $150 for access to location and key code. I don't think this is Booking policy but paid regardless, not knowing any better. They did not provide the code and I had to request it and wait after we had arrived.

Once we arrived, there was no heat. We let the host know and made repeated contact with him and he continued to tell us to just reset the breaker. We tried this a few times, and it still did not work between 4-10 pm. The host promised to send someone in the morning between 8-10 when we were there to help us turn on the heat. We decided that we could power through a night of -2 degree weather together since there was a promise of coming in the morning to fix it. He then sent a message saying he could see the temperature raising, to which I responded it was because we were all in the kitchen with the oven door open for heat and he was not concerned.

9:30 am comes around and no one is there as promised to help so we reached out again. He said there was no need for him to come and we just needed to open the valves. Again we told him there was no heat and that he had promised he would come when we were there. He said he would send someone later when we were not in the apartment and we said okay, but wanted a follow up. No follow up came until we reached out later for one. He let us know they decided there was no heat in the entire building so they would send over a space heater. I asked if one would be sufficient for the entire place and he was not sure.

To be clear, it is not the fact that there was no heat, because things like this happen. It was the lack of action and customer service on behalf of the host who was more interested in arguing than finding a solution to an obvious problem.There was very little attempt to fix the problem when we arrived and it was not until 24 hours later that a vaiable solution was offered where they delivered 4 heaters.
