Hotel Description

You know what caught me off guard about kalm stay? The name actually makes sense once you’re there – it’s genuinely one of those places where you can just exhale and settle in. I mean, the design aparthotel concept isn’t new, but they’ve really nailed the execution here. The moment you walk into your unit, there’s this immediate sense of “oh, someone actually thought about how people live,” not just how a room should look in photos.

The apartments themselves feel more like staying in a really well-curated friend’s place than a typical hotel. Everything’s got this clean, minimalist vibe without being cold or sterile – you know how some design-focused places can feel like you’re afraid to touch anything? Not here. The kitchenettes are actually functional (I’m talking full-size appliances, not those sad mini-fridges), and honestly, after eating out for days on end during travel, being able to make coffee the way you like it in the morning is such a small luxury. The beds are surprisingly comfortable too – firm but not rock-hard, and the linens feel expensive even though this is a 3-star spot. I slept better here than I have at some places charging twice as much.

What really won me over though was the attention to little details that matter when you’re actually living somewhere for a few days. Good water pressure in the shower, blackout curtains that actually block light, plenty of outlets near the bed, decent WiFi that doesn’t cut out every ten minutes. The staff at check-in was refreshingly straightforward – no overselling, just clear information about how everything works. They mentioned the best times to use the shared laundry (mornings are way less crowded) and which nearby spots deliver food, stuff you’d want to know but wouldn’t think to ask. The building stays pretty quiet even with people coming and going, though you might hear some hallway chatter if you’re a really light sleeper. For the price point and that solid 8.3 rating, it’s honestly hard to find much to complain about – this is what happens when someone designs a place thinking about what travelers actually need rather than just what looks good on Instagram.

  Absolutely loved this apartment, everything was very clean, the area was quiet. Customer service was very helpful, I can fully recommend that place.
  
  What could be improved: It's a little far away from the main train station and city centre.

  Although the staff were not on site, they were very quick to respond to our queries and were very helpful.
  
  The rooms are well presented and appear to be quite new.
  
  The location is very close to public transport, which we used regularly. Train was about 10 minute easy walk and the bus was almost at the front door.
  
  What could be improved: That we had to leave. Seriously, the only thing that was not perfect was the pillows have no support at all. This was the only thing I would say could be better.

  Location was perfect, beautiful view, modern apartment, it was quiet and not alot of traffic (perfect for us). Bus stop was across the road and supermarket was a few stops away. Munich wasn't too far by bus, we did it everyday.
  
  What could be improved: Was suppose to have a washing machine, but instead had washing facilities (this was one of the main reasons we chose this apartment). If catching the train, my suggestion is to catch a bus when you get off as we had luggage and it took well over half an hour lugging out suitcases over an uneven rocky pathway/sidewalk (without suitcases it would have been ok).

  Communication with the management was quick and easy. Questions were answered very quickly. The apartment itself was clean, comfortable, and spacious. What really impressed us was that the heating and TV were turned on for us before arrival, and bowls were put out for our dog. The apartment is in a nice, quiet location with a restaurant downstairs. Unfortunately, because we had a roof rack on the car we could not use the underground parking, but this was solved very quickly when the management kindly contacted the restaurant owner for us, who allowed us to park in the courtyard behind the restaurant.
  
  What could be improved: Maybe just highlight that parking is underground and not all cars will fit. It's also paid parking, although not expensive. €10 for the night.

  Modern design, spacious rooms and bathroom, very good beds. Equipped with all you need to make your own breakfast or a simple meal. Excellent Location nearby some restaurants and shops.
  We stayed here with our three teenagers and dog in two appartments; we loved it! The area is quiet like a little village, with good Local transport options to central Munich ( train from Perlach or a bus / u-bahn combi). And green nature areas nearby to walk the dog.
  
  What could be improved: A cupboard for clothing would be convenient; but this is not a big issue.
