Overview
First Impressions
Walking into Hotel Ars Vivendi München, you immediately get the sense that this three-star property takes itself seriously — in the best possible way. The lobby has this understated elegance that feels refreshingly authentic rather than trying too hard. It’s tucked away on Anglerstr in the Schwanthalerhöhe district, which honestly took me a moment to locate on my first visit, but that’s actually part of its charm. The staff greets you with genuine warmth, and there’s this quiet confidence about the place that suggests they know exactly what they’re doing.
Location & Neighborhood
Here’s what I love about Schwanthalerhöhe — it’s close enough to Munich’s center that you can easily reach the main attractions, but far enough out that you’re not dealing with tourist crowds right outside your door. The area has this authentic residential feel with local cafes and shops that actually serve locals, not just visitors. You know what really impressed me? The hotel has private parking, which anyone who’s tried to park in Munich will tell you is worth its weight in gold. Couples seem to particularly appreciate this location — I can see why, since it offers that perfect balance of accessibility and tranquility.
The Rooms
The rooms strike this nice balance between modern comfort and classic German hospitality. They’re not huge — this is Munich, after all — but they’re thoughtfully designed with everything you actually need. The beds are genuinely comfortable (I’m picky about this), and the bathrooms are clean and well-maintained. What I appreciate is that they haven’t gone overboard with trendy design elements that’ll look dated in five years. Instead, there’s this timeless quality that feels both refined and welcoming.
Service & Amenities
The service here feels personal without being intrusive — you get the impression the staff actually remembers guests from previous stays. They’re knowledgeable about Munich and can point you toward places that locals frequent, which I always appreciate more than the typical tourist recommendations. The hotel maintains that three-star standard well, with reliable WiFi, daily housekeeping, and all the basics you’d expect. It’s not flashy, but everything works as it should, and honestly, that consistency is what keeps me coming back to places like this.
Why Guests Love It
Recent guests have rated the location highly — and I mean really highly at 8.7 — which tells you something about how well-positioned this place is. There’s something to be said for a hotel that doesn’t oversell itself but delivers exactly what it promises. The combination of that prime location, the private parking (seriously, this cannot be overstated in Munich), and the genuine hospitality creates this experience that feels both comfortable and authentic. It’s the kind of place where you can have a proper Munich experience without the premium prices of the city center hotels, and that’s increasingly rare these days.

Guest Reviews
Good location
What could be improved: Getting a little tired now, mattress needed replacing, very lumpy
Location and friendly staff.
What could be improved: No Aircon (it was a warm night). The mattresses weren’t comfortable (slanted) and cushions were very large.
Clean rooms, comfortable beds, good location, quiet neighbourhood
What could be improved: A bit pricey for a 3-star hotel with outdated rooms
Excellent price and location. The availability of box for the car was essential.
What could be improved: N/A
Very quiet area with good connection of U-Bahn
What could be improved: Everything super clean EXCEPT the electric towel track which is full of dust
The neighborhood is quiet, calm and close to the city center. You can reach the main station (Hbf) in about a 10-minute U-Bahn ride on the U5. The room offered decent value for the price and the staff were welcoming.
What could be improved: While the hotel offers a good value, the level of cleanliness did not meet my expectations. The room wasn't cleaned properly. Specifically, towels left in the bathtub to be replaced were simply hung up again without being changed. I found myself requesting fresh towels from reception.
There is no 24-hour reception. After 10 p.m., you have to use the backdoor to enter.
Location and value for money
What could be improved: Coffee from coffee machine was too expensive and tasted not good
My stay was straight forward and there was no hassle.
Very friendly staff (Rico was so helpful). Perfect location for us to explore. Rooms were clean and the beds were comfortable.
What could be improved: A bit expensive but it was during Oktoberfest so that’s to be expected
Clean, simple and great showers
What could be improved: Nothing
