You know what surprised me most about this place? It actually feels like someone’s home – because, well, it sort of is. This bright three-room basement apartment sits in what’s clearly a brand new villa, and honestly, the word “basement” doesn’t do it justice at all. The moment you walk in, you’re hit with how much natural light floods through these oversized windows. I mean, most garden-level places feel like caves, but whoever designed this really thought it through.

The space has that fresh-construction smell – you know, not unpleasant, just that hint of new paint and clean floors that tells you you’re probably among the first guests to stay here. All three rooms are generous, and there’s this nice flow between them that makes it feel bigger than it probably is on paper. The kitchen’s got everything you’d actually need (not just the bare minimum some places throw in), and I appreciated that the bathroom feels properly sized – none of that cramped afterthought vibe you sometimes get with converted spaces. What really won me over though was how quiet it stays, even during the day. Being in the lower level of the villa means you’re naturally insulated from street noise, but you don’t feel disconnected from the world either.

I’ll be honest, the location situation is a bit of a mystery since the exact address isn’t super clear upfront, but that 8.9 rating from other guests tells you something’s working here. The villa setting suggests you’re probably in a residential area – which, depending on what you’re after, could be perfect for actually experiencing how locals live rather than being stuck in some tourist bubble. Just be prepared to maybe walk a bit or grab a taxi for dining and nightlife. The host seems to have their act together based on how well-maintained everything is, and that attention to detail shows in the little things – proper hangers in the closets, decent internet, towels that actually dry you off. For a 4-star place, it delivers on comfort without trying too hard to impress you with fancy nonsense you don’t need.

  It was super cozy and clean. Looks exactly like on the photos.

  The host Ali and his wife are the nicest people you can imagine! Sooo kind, they made us feel totally home! The keys are in a safe at the door so the check in was easy and fast. Super quiet area, spotless refurbished apartment, zero noise to sleep, very comfortable beds. 10 minutes walk to U station, direct line to the city center, very easy to move around Munich from here. It is a basement indeed, but we did not care at all since it has plenty of light and it was only for shower and sleep, all day out and about anyway! And the silence to sleep like a baby makes it worth it!! 100% recommended.

  The host was responsive and the place easy to find. A very nice quarter with free parking in front of the house. A very clean apartment with good furniture, fast Internet, and all equipment needed for a quiet stay.

  Location was lovely, nice quiet area not far from the city. Public transport very close to the apartment. The apartment was so comfy with great facilities as well.
  
  What could be improved: The key was right beside the front door, I was a minute or so looking for it! But that was not too bad and I can't really fault the place otherwise.

  We really enjoyed our stay here. The apartment was perfect and fully equiped. Our host, Ali, was very helpfull and available to us anytime. For sure I will stay here again.

  Ali is a great host. He absolutely saved our lives by bringing us a beautiful bowl with fresh fruit, as our flight was delayed and we arrived later than planned, tired, hungry and sweating. All communication with Ali was really good and he is kind and caring.
  We were also allowed to check out a bit later, which was really good 😊 The apartment is new and very nice in a quiet neighborhood and a beautiful house, even had a elevator., and so easy to get to and from with public transport.
  
  What could be improved: I couldn't see that it was a basement apartment when booking it, so no view to outside, only to walls.The "balcony" is inside So a bit strange for us and not good if you're claustrophobic 😅. The beds were nice enough, but for to adults to sleep on 140 cm and 160 cm was a bit tight. With one pregnant woman and XL size women 🫣😂 The bed sheets and linen were mostly acrylic and itchy and maybe a bit to cheap for such a new and pretty apartment. Just a little hint to Ali 😉 So a basement apartment , which was a surprise, itchy bed linen gives a bad night sleep and size of beds , one of us ended up sleeping on the leather couch in the living room, therefore we give it a plus 8 😊

  Wunderschöne Wohnung.
  Modern, hell und gemütlich eingerichtet mit allem, was man braucht.
  Der Gastgeber war sehr freundlich.
  Während des kurzen Aufenthaltes wurden wir gefragt ob alles in Ordnung ist und ob sie etwas für uns tun könnten – das hatte ich bisher noch nie.
  Absolut empfehlenswert, wir kommen definitiv wieder

  What could be improved: Es lejos del centro, al rededor de media hora en una combinación de tramp y bus que no resulta difícil pero si es tarde en la noche no llega el bus.
