You know what caught me off guard about this place? It’s actually got that lived-in apartment feel that makes you forget you’re staying in a rental. The Grand Apartment – and honestly, “grand” might be overselling it a bit, but hear me out – sits in one of those quieter residential streets where you can walk to the Isar in about ten minutes without dealing with the tourist crowds that swarm the more obvious hotel districts.

The location is honestly the star here. I mean, you’re close enough to the city center that you can easily walk or hop on the U-Bahn, but far enough out that you’ll actually sleep through the night instead of listening to drunk tourists stumbling around at 2 AM. The Isar river access is legit – there are these great walking paths along the water that locals use for jogging and dog walking, and in summer you’ll see people having picnics right on the riverbank. It’s one of those Munich experiences that feels authentic rather than touristy, you know? The apartment itself has that solid, no-nonsense German efficiency thing going on. Nothing fancy, but everything works the way it should. The kitchen actually has proper knives and decent cookware (trust me, this matters when you’ve stayed in places where they give you a butter knife to cut vegetables), and there’s enough space to spread out your stuff without living out of a suitcase the whole time.

What I really appreciated was how quiet it gets in the evenings – the neighborhood has this residential calm that’s hard to find when you’re staying right in the thick of things. The 7.1 rating makes sense to me because it’s not trying to be something it’s not. This isn’t a luxury experience with marble bathrooms and turndown service, but it’s solid and comfortable with that slightly worn charm that makes a place feel real. The check-in was straightforward, parking wasn’t a nightmare (though you’ll want to figure that out ahead of time), and the whole experience felt more like borrowing a friend’s place than staying in a sterile hotel room. If you’re the type who values having actual space to breathe and wants to experience Munich from a more local perspective rather than the standard tourist bubble, this could be exactly what you’re looking for.

  The location was excellent. The apartment was clean and comfortable. Appreciate the coffee.
  
  What could be improved: Check-in instructions were sent for the wrong apartment. This was remedied with a phone call. Instructions to enter the apartment were outdated. They said there was a code for the building door and apartment door, nope-you use keys from the lockbox, code is for the lockbox only. There were multiple apartments on the same floor as the rental and we were unsure which door to try the key on-a label or apartment number would be helpful. Ended up buying more toilet paper as 2 rolls for 9 people for 3 days wasn't enough.

  That location was perfect. You could walk anywhere. The number of rooms and sleeping places. The mattress quality was not bad. Coffee machine with delicious coffee. Communication was good as well. You can reach them anytime.
  
  What could be improved: There was only one bathroom with a loud ventilator. No washing machine, and even though there was a dishwasher we did not find any tablets. The most annoying was the message they sent every night to ask to lower the noise. We were a group of moms and kids so there was no loud music or partying. Just normal peoples noise. And then they send a message that they would fine us €350 and call their security. Which is outrageous.

  Location was good with dinner options nearby. Loved the abundance of space for 4 adults and appreciated the living area as a nice space to hang out.
  
  What could be improved: No washing machine was a bit disappointing – should be standard for an apartment. No dishwasher either but strangely a disconnected one sat in one of the bedroom corners. Beds were hard and not terribly comfortable. And the bathroom had a really loud exhaust fan that sounded like a plane landing and ran for a good 15 minutes after the shower finished- not great with others trying to sleep.

  What could be improved: There is only one bathroom .For 5 was inconvenient. For more it’s impossible. The plumbing was bad. The sink leaked. The shower dribbled at best, no pressure. The kitchen sink had no plug. The linen provided was very well used Some pillows were cushions, not bed pillows

  The pictures of the apartment made it look really lovely but are very deceiving.
  
  What could be improved: No dishwasher ( it was dumped in a bedroom) 1 thin tea towel and no hot water in kitchen. Lights not working, floor coming away, dangerous electrics, the loudest extractor fan in a bathroom I have ever heard. No double duvet, Think renovation and you would be correct. Cheap, tatty, dirty, NOT value for money.
