Hotel Description
You know what caught me off guard about Flatista Homes? The name honestly doesn’t do it justice – I was expecting some generic apartment-style place, but this is actually a really thoughtful take on boutique accommodation right in the heart of Old Town. The moment you step inside, there’s this immediate sense that someone put real care into the design choices, not just threw together whatever looked trendy on Pinterest.
The location is honestly the star here – you’re literally surrounded by those narrow cobblestone streets that feel like they haven’t changed in centuries, and I mean that in the best way possible. Mornings are particularly magical because you catch that golden light filtering through the old architecture before the day-trip crowds arrive (which, let’s be real, they definitely do arrive, so get your exploring done early). The sound situation is actually better than I expected for being so central – sure, you’ll hear some evening chatter from people wandering the streets, but it’s more charming than disruptive. I actually found it kind of soothing, like urban white noise but with character.
What really sets this place apart is how they’ve managed to blend modern comfort with respect for the historic setting. The rooms feel genuinely spacious – not just “European spacious” where you’re grateful if you can open your suitcase. Little touches everywhere show they get what travelers actually need: proper lighting for getting ready (thank you!), enough outlets that aren’t hidden behind furniture, and bathrooms that don’t require contortionist skills. The staff deserves a mention too – they’re the kind of people who remember your name and actually seem to enjoy helping figure out your day, not just going through hospitality motions. Check-in was refreshingly smooth, none of that awkward standing-around-while-they-find-your-reservation dance.
Here’s the thing about staying in Old Town versus somewhere more modern – you’re trading some conveniences for atmosphere, but Flatista manages to minimize that trade-off. You’re steps away from incredible local spots that most tourists never stumble onto, and honestly, being able to duck back to your room mid-day for a break before evening activities is clutch. That 8.9 rating makes total sense once you’re there; it’s not trying to be the fanciest place you’ll ever stay, but it absolutely nails being the kind of place where you wake up already planning your next visit.

We rented this place due to location and wanted three bedrooms since our college-age kids are 6'6 and 5'10 and needed their own rooms. The rooms were large and comfortable. The location was amazing as it was one block from Viktualienmarkt, within walking distance of many attractions, and close to the buses/trains. The apartment was supplied with everything you need to cook and store food. I would definitely rent this place again while in Munich!
What could be improved: The beds are a little hard for my liking, but the rest of the family loved them. There was construction for 1/2 day in the apartment above us, but it wasn't too bothersome and lasted only a few hours.Louise from Australia – 19 December 2024 (9/10)
Great location, everything right at your doorstep. Very spacious for a family of 5 (3 for grown teenagers).
What could be improved: Shower head needs fixing – Thomas offered to send someone, but we managed without it.
Thomas was very responsive.Catherine from United States – 23 November 2024 (9/10)
Very convenient location. Easy to get around on foot, convenient to all the sites and only a train ride away from others. Each bedroom is comfortable and quiet. The kitchen was stocked with essentials and there is a grocery just across the street for anything you'd need. The street is quiet. Easy to communicate with the host, very responsive before and during the stay.
What could be improved: Had some trouble with the shower but it was addressed immediately.Happy from Luxembourg – 19 August 2024 (9/10)
Fabulous location. Very spacious apartment, and very clear access instructions. No AC, but fans were thoughtfully provided in every room. Beds were very comfortable, and there was even a table football game! With 6 of us (3 couples) staying the flat still felt roomy.
What could be improved: A few more wine and beer glasses would have been nice, but the flat is very well equipped for self-catering, and has plenty of everything else.Lorraine from United States – 4 August 2024 (9/10)
Keys were not in the lockbox but i called and they immediately gave me another code for another box that had the keys.

Video of how to gain access was brilliant. Best way of advising on this I have ever see. (It is always an anxiety of mine!)
What could be improved: N/ASimon from Switzerland – 9 April 2023 (9/10)
Great location. Large amount of living space. Netflix on the TV was a real plus if you have kids. Instructions on to how to access the property were dummy-proof and without having to arrange check-in times with the owner was such a benefit.
What could be improved: Nothing. The place was perfect. The only slight downside, and this only relates to our family size, was we could have had one less bedroom and paid a slightly lower price.Sharp from United States – 4 January 2023 (9/10)
Wonderful location and host was very responsive and helpful. Even better than we expected. Would love to stay here every time we visit Munich.
What could be improved: Maybe it is a European thing but there were no sheets (top or bottom) on the bed. Just the mattress cover and duvet. The mattress cover was a little itchy to me and I would have liked a sheet over it but that is the only negative for me at this beautiful place.Guðrún from Iceland – 21 March 2025 (8/10)
What could be improved: Only 2 wine glasses and 4 champagne glasses
