The building itself has that solid Munich apartment vibe (you know, the kind where you ring a buzzer and hope someone lets you in), and the studio lives up to its name – it’s compact but thoughtfully laid out.
What I really appreciated was how the place captures that authentic Munich residential feel without trying too hard. The windows face the street, so you get a bit of morning bustle from locals heading to work, but it settles down nicely by evening. The kitchenette is actually functional – I mean, you can cook real meals here, not just heat up instant noodles – and there’s this little breakfast nook that catches decent light if you’re the type who likes to ease into the day. The shower pressure is solid (always important), and honestly, the bed was more comfortable than I expected from a 3-star spot. Storage is limited, but if you’re not overpacking, it works fine.
Here’s the thing about this location though – you’re literally a 10-minute walk from Königsplatz, and the university area means there are actual good, cheap places to eat nearby that tourists never find. That little bakery around the corner on Schellingstraße? Opens at 6:30 and has the best pretzels in the neighborhood. The U-Bahn connections are solid too; Theresienstraße station gets you anywhere you need to go without the tourist crowds you’d deal with staying near Marienplatz. Parking can be a bit of a dance if you’re driving – street spots are doable but you’ll be moving your car every few hours during the day. The 7.1 rating feels about right; it’s not going to blow you away with luxury touches, but everything works, it’s clean, and the price point makes sense for what you’re getting. I’d definitely stay here again, especially if I wanted to pretend I was a Munich local for a few days rather than just another tourist checking boxes.

What could be improved: They need to invest some money in new pillows. They are paper thin from too much use. We have friends in town who brought us bedding so we could sleep conformably. The couch had no bedding at all, although we booked for 3 people and the couch was advertised as a sofa bed. Very noisy in the morning.

A great location in a very lively area with good cafes and restaurants. Also very central. A lot of the main tourist attractions can be reached by foot and the train connection was just around the corner.
The flat was very clean, lots of storage room.

Close to old city. When we arrived air freshener smell was on the air and it was very clean. It was tidy. Recommended for couples with babies for short stays. No smoke smell. No noises.
What could be improved: The indoors was old but i an not sure to count it as cons.
Had to be cut short due to transport strike. It was ok.
