Overview
You know what surprised me about DEIN APART München? It’s technically in Unterfohring, not Munich proper, but honestly – that turned out to be the best part. I mean, you’re literally a 15-minute S-Bahn ride from Marienplatz, but you get to sleep in this quiet residential area where actual locals live, not just tourists stumbling around with pretzels at midnight.
The building itself sits on Münchner Straße, and when I first walked up, I wasn’t sure what to expect from an apart-hotel. But the moment you step inside, it feels more like staying at a really well-designed friend’s place than some corporate hotel box. The apartments – and they really are proper apartments, not just rooms with a mini-fridge shoved in the corner – have these full kitchens that actually work. I made coffee every morning using decent beans from the little Edeka down the street, and there’s something satisfying about not having to hunt for overpriced hotel breakfast when you just want to ease into the day. The living spaces feel lived-in but fresh, if that makes sense. Like someone put real thought into the lighting and furniture placement instead of just ordering everything from a hotel supply catalog.
What I really appreciated was how quiet it gets at night – Unterfohring doesn’t have the tram bells and late-night revelers that you’d deal with in Schwabing or near the Hauptbahnhof. But during the day, you’re close enough to everything that matters. The English Garden is maybe 10 minutes by car, and if you’re into that whole Bayern Munich thing, the Allianz Arena is practically next door. I watched locals walking their dogs in the morning and noticed how the neighborhood just… works. There’s a rhythm to it. The check-in was refreshingly straightforward – no hovering desk clerk trying to upsell you on spa packages, just keys and helpful directions to the nearest U-Bahn stop.
Honestly, the 8.3 rating feels about right. It’s not trying to be the Vier Jahreszeiten with marble everything and concierge service, but it nails what it’s actually going for. The Wi-Fi was solid (I had video calls that didn’t drop), the shower had proper water pressure, and the beds were comfortable without being so soft you sink into oblivion. Sometimes you find these apart-hotels that feel like corporate housing, all beige and soulless, but this place has personality. Little touches like decent art on the walls and windows that actually open wide enough to let fresh air in. If you’re planning to spend your days exploring Munich but want to come home to somewhere that feels like home – not just a place to crash between tourist activities – DEIN APART hits that sweet spot perfectly.
To book a hotel in Munich during major Bavarian festivals, travelers need early planning as this Alpine capital draws visitors eager to experience its traditional culture and world-class museums.

Guest Reviews
Cosy and cool hotel
Kids liked the bunk beds but there was a dust on the pillow of the bed which is not used for sleeping. There was a free coffee, tea and cocoa and cool relaxation area with chairs and sofas for spending time with friends and family. Really cool hotel. And there was a beer vending machine and a gym. Food store was close to the hotel
Good
The room
What could be improved: Breakfast vert poor for the price we paid
Wow!
Welcoming family athmosphere.
What could be improved: No children play area on premises.
Great value stay in Munich. Clean and comfortable.
These serviced apartments are comfortable and have everything that one needs. The kitchen is decent and the free coffee machine in the lobby is a nice touch.
What could be improved: If you using the public transport, these apartments are at the end of the line of the tram and it takes 40 mins to get to the center.
Good
Spacious Rooms, clean, decent location and friendly staff. Parking was available (parked outside so can't comment on garage).
Liked the interior of the rooms, overall comfortable stay with ok value for money.
What could be improved: Check in process - if you haven't done it online before - is a massive pain.... We were a group of 12 and I had to type in every person into an iPad (which took obviously ages).
Floors 0-3 do not have AC's in the room (so basically any standard room). One room literally felt like a Sauna shortly after check-in, so we had to upgrade (for cost) into a higher category - be aware of that.
Very Good
Standard apart-hotel with all necessary for a short stay. Big restaurant and lounge zone on 1st floor. Room has all necessary for self cooking, which was quite helpful for family with kids.
What could be improved: The window view is to the unfinished construction site.
Very Good
Cleanliness, overall convenience, elevators to the garage. Nice handy Kitchenette in the room.
What could be improved: Extra charge for parking.
Very Good
It’s new, modern, clean and has a perfect little kitchenette.
Good stay for business traveller
Modern. Good reszaurant.
What could be improved: Ok

What could be improved: The link to boom a parking spot is removed automatically by booking.com when sent via message or email.
