Look, I’ll be straight with you about this place on Schillerstraße – it’s one of those finds that makes you feel like you actually know Munich instead of just being another tourist stumbling around. The apartment itself is honestly what modern should feel like, you know? Clean lines and smart design, but not in that cold, sterile way that makes you afraid to touch anything.

What really got me was stepping out into that little garden space. I mean, you’re literally in Ludwigsvorstadt, which is basically the heartbeat of Munich, but somehow there’s this quiet green corner where you can actually hear yourself think (well, except during Oktoberfest season, but more on that in a second). The garden isn’t huge or anything, but it’s got these perfect morning coffee vibes – I found myself out there every day around 8 AM before the city properly woke up. You can smell the bakeries starting their day, which honestly beats any room service.

Now about that whole “next to Oktoberfest” thing – they’re not kidding around. During the festival, you’re literally a five-minute walk from Theresienwiese, which is either the best thing ever or completely overwhelming depending on what you’re after. I stayed in late September, and yeah, it gets lively. The streets fill up with people in lederhosen by noon, and you’ll hear singing until pretty late. But here’s the thing nobody tells you – the apartment is positioned just right so you get the energy without the worst of the noise. Plus, when you need to escape the madness, you’ve got that garden refuge.

The location works year-round though, not just for beer season. You’re walking distance from the Isar River (great for morning runs), and the Glockenbachviertel is right there with all its cafés and vintage shops. I kept finding myself on Reichenbachstraße grabbing coffee or wandering through the weekend markets. The U-Bahn connections are solid too – Fraunhoferstraße station is maybe three minutes away, so getting to Marienplatz or out to Schwabing is pretty effortless.

Storage space is actually decent, which sounds boring but matters when you’re staying more than a couple nights. The kitchen setup lets you do real cooking if you want – I picked up ingredients from the Viktualienmarkt and made dinner a few times instead of eating out constantly. There’s something satisfying about cooking with fresh German ingredients after spending the day exploring.

The 8.4 rating feels about right. It’s not trying to be the fanciest place in Munich, but everything works properly and the style has personality. Check-in was smooth, the WiFi doesn’t cut out every five minutes, and the shower pressure is solid. Honestly, those basics matter more than fancy amenities when you’re actually living somewhere for a week. Would I stay again? Definitely, especially during festival season when most places either jack up prices ridiculously or get completely booked out months ahead.

  Helpful friendly arrival. Well organised little apartment in a convenient location in the city.. not far to walk to places, sights, railway, transport, bars, food etc. Nice little outdoor garden space was a bonus. All pretty good !

  The apartment was well appointed and had a good kitchen. It was close to shops and easy walking distance to Old Town. Had a lovely outdoor patio.
  
  What could be improved: The apartment was good but the only let down was it is not suitable for more than 2 people. We have a 6” 15 year old and once the sofa bed is flat there is little room to move.

  Great little apartment in a really good location just a short walk in to the center of Munich. Easy check in and had everything you would need for a nice weekend break.

  My husband and I stayed here two nights and we thought it was a good value. The host of this apartment was very responsive and helpful. The apartment was clean and the mattress was comfortable. There was a large TV that had Netflix. Also, a ReWe grocery store we could walk to, and a nearby cafe that had great coffee and food.
  
  What could be improved: The location is about a 10-15 minute walk to Marienplatz. We paid 10 euros a night to park our car at the nearby University.
