Honestly, when I first walked up to Boho City Livings on Marsstraße, I wasn’t expecting much – the building looks pretty typical for this part of Maxvorstadt. But you know what? Sometimes the best places hide in plain sight, and this apartment hotel is one of those gems that just gets everything right.

The location is actually perfect if you’re the type who wants to feel like you’re living in Munich rather than just visiting it. You’re literally a five-minute walk from the Hauptbahnhof, which I mean, sounds touristy, but it’s incredibly practical when you’re hauling luggage or need to catch an early train to Salzburg. What I really love though is how you’re tucked into this residential pocket of Maxvorstadt – there’s this great little bakery around the corner on Schützenstraße where locals grab their morning pretzels, and you’ll find yourself doing the same after a couple days. The area gets pleasantly quiet after 9 PM, which is rare for anywhere this central in Munich.

The apartment itself (I stayed in 74) has this relaxed, lived-in vibe that actually matches the “boho” name – think warm wood floors, plants that someone clearly tends to, and furniture that looks curated rather than bought in bulk from a hotel supplier. The kitchen is small but functional, and honestly, having a proper fridge and coffee maker made such a difference. I ended up cooking a simple dinner one night with ingredients from the Edeka down the street, and it felt surprisingly natural. The Wi-Fi is solid throughout, the shower has great pressure, and the bed is comfortable without being fancy. One small thing – the walls are a bit thin, so you might hear your neighbors if they’re having a loud phone conversation, but it never bothered me much since most guests seem pretty considerate.

What really struck me was how the whole setup just works without trying too hard. Check-in was smooth and personal – not like dealing with a massive hotel chain where you’re just another booking number. The building has this quiet European efficiency to it, and you get a real sense of the neighborhood rhythm. In the mornings, you’ll hear people heading to work, kids walking to school, the normal sounds of a city waking up. By evening, especially if you crack open the windows, there’s this peaceful hum that’s distinctly Munich. You’re close enough to walk to the old town when you want that tourist experience, but far enough that you’re not constantly surrounded by other travelers taking selfies. I’d definitely stay here again, especially for longer trips where you want that home-away-from-home feeling without sacrificing the convenience of being centrally located.

Early hotels booking in Munich requires advance planning during peak festival seasons when visitors flock to enjoy the city’s renowned beer culture and Alpine atmosphere.

  Das Apartment bietet alles, was man als Business-Reisender benötigt: schnelles WLAN, eine Top-Ausstattung, stilvolles Interior und eine Matratze von herausragender Qualität. Das Preis-Leistungs-Verhältnis ist – besonders in dieser zentralen Lage – absolut überzeugend. Ich war in nur 5 Minuten zu Fuß am Marienplatz und in 2 Minuten am Hauptbahnhof – besser geht’s kaum. Die Gastgeberin ist äußerst zuvorkommend, freundlich, hilfsbereit und sehr kommunikativ. Sie war jederzeit erreichbar und hat sich um all meine Anliegen sofort gekümmert. Besonders beeindruckt war ich von der außergewöhnlichen Sauberkeit – das Apartment war makellos. Alles in allem: einfach großartig. Uneingeschränkt empfehlenswert!
