Overview
First Impressions
Walking up to Apartment an der Theresienwiese, you immediately sense you’ve found something special in Munich’s Ludwigsvorstadt district. This three-star property sits on a quiet residential street, but don’t let the understated exterior fool you — the location is absolutely golden. I mean, you’re literally steps away from the famous Theresienwiese, where Oktoberfest transforms the neighborhood into the world’s biggest party every September. Even when the festival tents aren’t up, there’s something exciting about staying so close to where all that Bavarian magic happens.
The Neighborhood Advantage
Here’s what I love about this spot — you get that perfect balance of residential calm and urban energy. The Ludwigsvorstadt area feels authentically Munich, with tree-lined streets and local cafes where you’ll actually hear more German than English. You’re a pleasant 15-minute walk to Marienplatz and the old town, but honestly, the real charm is how walkable everything feels from here. The nearby Sendlinger Tor U-Bahn station connects you to the entire city, and there’s a reason this property scores a 9.0 for location. Couples particularly seem to appreciate the romantic, less touristy vibe of the neighborhood.
The Apartment Experience
What sets Apartment an der Theresienwiese apart is the apartment-style setup — you’re not getting a typical hotel room here. The spaces feel more like staying in a local friend’s well-appointed flat, with kitchenette facilities that actually come in handy (especially if you want to grab fresh pretzels from a nearby bakery for breakfast). The rooms are thoughtfully designed with that clean, modern German aesthetic — nothing flashy, but everything works exactly as it should. You know what I really appreciated? The extra space to spread out after long days of sightseeing, something you don’t always get in Munich’s more cramped city center hotels.
Local Insights
Being so close to Theresienwiese means you’re in one of Munich’s most dynamic areas year-round. During Oktoberfest season, you’ll have front-row seats to the festivities — though fair warning, it gets pretty lively around here in late September and early October. The rest of the year, it’s wonderfully peaceful, and you’re perfectly positioned to explore some of Munich’s best beer gardens and traditional restaurants that locals actually frequent. The nearby Augustiner-Bräu, one of Munich’s oldest breweries, is just a short stroll away and serves some of the city’s most authentic Bavarian fare.
Why Guests Love It
The 7.9 rating really reflects what this place does well — it’s not trying to be the fanciest hotel in Munich, but it nails the essentials with style. Guests consistently mention the unbeatable location and the apartment-style comfort that makes longer stays feel natural. For couples especially, there’s something romantic about having your own little Munich hideaway in such a culturally rich neighborhood. You’re getting genuine local flavor without sacrificing modern comfort, and honestly, that combination is harder to find than you might think in a city where tourism can sometimes overshadow authenticity.
The luxury concierge service in Munich offers personalized access to private brewery tours, Michelin-starred dining, and VIP cultural experiences in this Bavarian capital.

Guest Reviews
The apartment was comfortable. It's located in a good area, there're many restaurants and groceries surrounding.
Inside the apartment, there're two bedrooms and three beds. The kitchen was good enough for cooking.
The host was kind, responsive, and communicative.
What could be improved: There's no microwave, and the fridge was a bit old..
A great location, quiet and right next to an excellent bakery and the metro stop. You could walk to the edge of the old town or the train station easily, although both were only two metro stops away. The Octoberfest ground were even closer! The apartment itself was very nice. It could use some refreshing, but it was otherwise clean and quiet. I had no trouble finding and accessing the keys: the video for doing so was excellent. Any questions I had were promptly handled by the host. I would recommend this apartment and I would stay here again.
What could be improved: Pillows were sad. The one yellow one on the couch was scary. You have to nit-pick to find anything to complain about, really this place was great for our needs.
Nice flat in a lovely area. We only stayed 1 night (for the football - Euros), but overall the flat was perfect for what we needed!
What could be improved: The hot water did not accommodate 5 adults having to shower in the morning.
Good location, metro right next to the building, clean apartment and amenities.
What could be improved: Too much procedures for checking in and out plus deposit taken for which was not aware of before booking.
The hosts were really excellent to deal with and of great assistance when I had inquiries.
Location
What could be improved: The pillows were almost disintegrated and linen old
The towels were so thin
Worth for the money
What could be improved: Bathroom window doesn’t have any curtains and tinted part was not enough to provide privacy
Good location. Clean and simple apartment.
What could be improved: The bathroom window needs a blind. The apartment was a bit tired.
Great location; easy to get anywhere in town. Very good market across the street. 2 minute walk to a laundrymat. Comfy beds. Easy checkin.
What could be improved: The apartment was tired. There was some door handles and drawers coming loose. These are simple fixes that could have been taken care of before we came. It's just off a busy street so through the night alot of city noises and smells (people partying, buses, firetrucks, smoking, etc).
Very clean and have everything for some days in the city. The metro and supermarket are in front of the apartment, this was very helpful.
What could be improved: The bathroom window is not fully opaque so on the first floor, people could see you using the toilet or shower. I had to cover it.
