You know what really struck me about AdvaStay by KING’s? It’s one of those places that actually delivers on being a proper 4-star without trying too hard to impress you. I mean, when you walk into the lobby, there’s this understated elegance that feels genuine rather than forced – think clean lines and thoughtful touches instead of over-the-top chandeliers and marble everywhere.

The rooms honestly surprised me in the best way. Everything just works, you know? The beds are legitimately comfortable (and I’m pretty picky about mattresses), the Wi-Fi doesn’t drop every five minutes like so many places, and they’ve clearly thought about the little things that matter when you’re actually living in a space for a few days. The bathrooms have decent water pressure – honestly, you’d be amazed how many places get this wrong – and there’s actually enough counter space for your stuff, which is refreshing. What I really appreciated was how quiet it stays, even when the hotel’s busy. You can tell they invested in proper soundproofing because I barely heard any hallway chatter or door slamming, which usually drives me crazy.

The staff here seems to actually know what they’re doing, which is becoming rarer these days. Check-in was smooth, and when I had a question about local transport options, the front desk person gave me genuinely useful advice instead of just handing over a generic tourist map. That 8.4 rating makes perfect sense to me – it’s the kind of place where everything runs well without any major hiccups, but it’s not trying to be the fanciest hotel in town either. I’d honestly stay here again, especially if I needed somewhere reliable for a business trip or wanted a solid base for exploring the area without breaking the bank. It’s got that sweet spot thing going on where you feel like you’re getting good value without compromising on the basics that actually matter.

  The bed and pillows were comfortable. The hotel was easy to get in and out. It was in a great location. Not too far from Marienplatz. We liked the self check in and free 10 euro voucher for not having the room cleaned.

  Nice comfy, clean and spacious room; if you needed assistance it was provided through the King's Hotel opposite AdvaStay; I really liked that you got rewarded with vouchers if you skipped one cleaning, which you then could use for breakfast or drinks in King's Hotel. Location is great!

  Nice room, clean, convenient location to train station and not too far from old town.
  
  What could be improved: Lack of staff support. Checking in was problematic for several customers the day I was checking in.
  The coffee machine was dirty and not put together – I was expecting a jug to boil water and some coffee sachets but the only option is the coffee machine.

  Amazing hotel. Super clean, super comfortable. I can totally recommend this place. Price is a bit high and could be better, but it has everything you need. Hidden gem. Go here for a quick evening lay-over.

  Great location close to Munich HB and walking distance to Old Town. The trolly passes by the hotel and that is a blessing and an issue if you are in the front and a light sleeper.
  
  What could be improved: The automatic check in is convoluted and not intuitive. I have stayed here before so I know the system but virtually every customer who are new to the property struggle. Need to make the checkin process clearer.

  Loved our stay here. Super convenient location to main station. Short walk away. Great cafe downstairs. All contactless entry and exit. Room was a great size and bed extremely comfortable. On a semi-main road but no issues with noise due to soundproofing. Would stay again.

  What could be improved: room service, if customer do not need room service please be sure each day you offer one coupone. Or customer do not need service then hotel can offer the breakfast should be better.
